A six storey mixed-use development comprising 21 apartments, three commercial offices, two double storey home offices and undercroft parking. The high water table resulted in the selection of the use of concrete bored piles in tension, which allowed the early decommissioning of dewatering equipment. Existing timber piles were also discovered during construction and were incorporated into the foundation design. The ground floor of the building was at ten different levels in order to suit the existing paving levels around the building, which lead to a challenging design for the transfer slab. The upper levels were constructed with load bearing masonry walls and concrete slabs.
