Over many years, Pritchard Francis has provided civil and structural consulting services for this major retail centre. Within the original development (now replaced with the Mandurah Forum Redevelopment), Stages 2 and 3 were completed in the 1980s. Stage 4, with a construction value of approximately $35M, was completed in 1994 and 1995. Stage 4 extensions incorporated a new discount department store, supermarket, specialty shops and an elevated car deck.

This novated contract proved highly successful, with substantial economies resulting from site cast tilt-up wall panels and a well balanced use of space frames and conventional steelwork, which achieved large column free spaces. In the search for cost savings, the use of untreated steelwork in hidden and protected areas was used with the client’s clear understanding of the life expectancy of the steelwork and the potential savings. The shape and overall size of the roof area required a unique approach to achieve an acceptable result. Detailed and complex wind load analysis was undertaken to ensure that member sizes were minimized and an elegant shape was achieved.

Stage 4 included a relocation of one supermarket and many minor tenancies while the centre remained fully operational. A clear understanding of retail requirements along with maintenance of services to tenants was critical to the success of the project. The Pritchard Francis team has since been engaged for civil works on the Mandurah Forum Shopping Centre Redevelopment in 2015 through to 2018, in addition to the $10M upgrade to the surrounding road networks.
