Pritchard Francis has undertaken significant works for St Martins Properties interests in the Perth CBD.
St Martins arcade redevelopment – Hay Street, Perth
This $11M refurbishment of an existing 30 year-old cinema complex involved major concrete and steelwork demolition and construction of new floors over four levels. Located between St Georges Terrace and Hay Street, adjacent to the 34 storey office tower, it required careful noise abatement procedures, afterhours work and major materials handling through the Hay Street Mall. The existing tenant was able to trade throughout the works due to the design of temporary structures that avoided the need to prop down through lower levels.
This project was a leading example of building reuse.
St Martin’s Properties – 40, 44 and 50 - St Georges Terrace, Perth
Pritchard Francis was engaged to provide structural and facade engineering services on the St Martin’s properties at 40, 44 and 50 St Georges Terrace, Perth. The works encompassed the re-cladding of two 15 storey buildings with alpolic panels, internal tenancy modification and the creation of a new entry statement to the three properties.
The new cladding which was primarily added to unify the aesthetic of the three properties, will also prolong the existing deteriorating concrete fascia panels design life by adding protection from the elements.
Both these major projects typify the building reuse and renovation approach to extend the serviceable life of commercial buildings.
