- Maintain and incorporate an active Water Corporation sewer through the ground floor whilst constructing a multi-storey basement below.
Pritchard Francis was engaged by QUBE Property Group to divert two (2) existing Water Corporation sewers through a proposed apartment complex which comprised of two (2) below ground levels of car parking.
Pritchard Francis liaised extensively with the Project Architect, structural engineers and Water Corporation Land Development and Building Services Department to project a concept solution which was deemed acceptable to all parties. It was determined that a concrete tunnel integrated into the ground floor slab provided the ideal solution to all parties as access to the sewer was maintained whilst ensuring that the commercial tenancy space was not impacted via removable slabs.
A top down construction was also detailed with the structural engineers such that the Water Corporation sewer was supported throughout the basement works. Temporary piles to support the tunnel were provided, which were ultimately removed as the basement structure was created and tied in smoothly to support the tunnel.
The works were administered smoothly on site with no design changes throughout the construction works. Through close liaison with all parties involved, Pritchard Francis designed the ideal solution to a complicated project.
