The Lot 1 Balfour Road subdivision is a 1.15ha infill/brownfield development comprised of 46 residential lots and common property in Swan View, Shire of Mundaring. The estate is located approximately 20km northeast of the Perth CBD at the intersection of Morrison and Balfour Roads, and is east of the freight rail line. The land is relatively flat and characterised by sandy soils.
The subdivision is within walking distance from neighbourhood shopping facilities, the Midvale service commercial/light industrial precinct, bus services, Swan View Senior High School, Swan View Primary School and Greenmount Primary School.
Pritchard Francis completed the design, documentation, site supervision and contract administration for the development of the 46 survey strata residential lots ranging in size from 180 to 329m2, associated private internal roads required to facilitate service provision and access to the survey strata allotments, and 12 visitor car parking bays (8 on site and 4 on-street bays (on Balfour Road)).
In addition, when the water main was encountered off alignment; Pritchard Francis negotiated with the Water Corporation and completed the design documentation, site supervision and contract administration of the realignment, which was completed as reimbursable works using the same head contractor.
Two external access points were proposed; one to Morrison Road on the western boundary of the subdivision and the other to Balfour Road. Of the 1.15ha, 1,015m2 of Public Open Space has been provided for.
