Value Engineering Solution
  • Subsoil drainage – Due to the high-water table on the site, a subsoil drainage solution was designed and documented by the civil design team.
  • Site investigations of existing ramps – Contradicting information found on existing drawings resulted in potential risk in a design solution that re-used the existing structural elements. Detailed site exploratory works were undertaken on critical areas to ascertain the as built conditions and minimise risk during construction.

Pritchard Francis has undertaken the next stage of this ongoing development, which is to replace its aging AFA Club with a new building, comprising of a new club/function centre at ground level with apartments over. To accommodate demolition of the existing AFA Club House, a temporary club facility was provided on the eastern side of Lake Howard for approximately 2 years.

The new AFA Club House includes 60 apartments over six levels, a restaurant, café, bar/lounge, multi-function area, kitchen, delivery/loading bay, secured basement car park and additional unsecured general parking.

Pritchard Francis undertook civil and structural engineering services for the project including all building and site services, roads, paving, stormwater control, Water Corporation sewerage upgrades and stormwater drainage.
