This four storey office development contains more than 3,100m² of office space, as well as undercover parking, in its prime location on Great Eastern Highway, Belmont. Pritchard Francis completed the Structural and Civil Engineering for the project.

This challenging design and construct project involved a screw piled foundation on the poor soils adjacent to the Swan River, only 200m away. 

A simple flat plate large spanning slab maximised open floor space as well as simplifying formwork. This, in combination with precast concrete walls, spandrels and columns meant the speed of construction was a major benefit to the project. 

An innovative use of the concrete core for the steelwork roof design, as well as prefabricated lightweight steel trusses, allowed an even greater open floor space on the upper floor.  Sustainability was also a key design consideration for the building, which obtained a 5 star Green Star As-Designed rating, and is on target to achieve a 4.5 star NABERS rating.

The design of the project was completed on time and budget after the design team successfully implemented heavy pressure to value engineer the design.
