The new Coles Vasse Village development is located at the corner of Napoleon Promenade and Bussell Highway in Vasse Newtown.

Insight Project Services appointed Pritchard Francis to provide civil and structural engineering consultancy services for the new community shopping precinct. The development has been proposed to include a new Coles supermarket and express service station, a Liquorland, specialty tenancies, 2 future pad sites, 185+ car parking bays and associated amenities, landscaping and services.

Due to the high groundwater on site, the Pritchard Francis team investigated a range of alternative stormwater solutions to provide the necessary on site detention to the City of Busselton, Department of Water and UWMP requirements while providing a cost-effective solution. Rather than replicate the previously approved stormwater design from the Development Application, which involved costly installation of concrete box culverts, our team liaised with the City of Busselton regarding several options of plastic underground storage chambers. Ultimately, the City of Busselton provided approval for the use of Stormtech chambers, which provided maximum clearance to groundwater, achieved the necessary on site detention, facilitated the installation of subsoil drainage beneath the cells, and mitigated the use on hydrocarbon interceptors and gross pollutant traps through the use of a bioretention media beneath the cells.

Early review of Coles' typical control plan layout allowed for recommendations to be made to Coles in order to provide a more efficient structure. Thanks to the team's early involvement and resulting benefits of the achieved from recommendations, the design team was still able to meet design deadlines while incorporating layout changes.
